Booking Terms and Conditions
These Booking Conditions form the basis of your contract with us so please read them carefully.
1. Making your booking
When you book an property with us you should return the completed personal information document together with a copy of your ID document.
Fifty present (50%) of the total invoice amount must be paid as a deposit, this payment should take place within 48h to secure your reservation.
Only once the deposit has been received will the booking request be confirmed.
Until such time as the full deposit is received, the booking request remains provisional. All bookings are confirmed on a “first-come-first-served” basis with payment of required deposit.
We prefer internet bank transfer payments. Due to bank charges, a handling fee of 3% will be charged for any payments made by cheque or cash into our account.
Full payment is required for short notice bookings.
Please note: You cannot allow more people to stay in the property than expressly authorized, nor can you significantly change the makeup of the party during your stay in the property, nor can you take your pet into the property unless it has been arranged in advance. If you do so, we can refuse to hand over the property to you, or can require you to leave it. We will treat any of these circumstances as a cancellation of the booking by you and you will forfit your security deposit.
2. Paying for your booking
The outstanding balance of the rental and the security deposit is due at least two weeks (14 days) for low season bookings and four weeks (28 days) for high season bookings prior to your arrival date. If you fail to make the payment due to us in full and on time we may treat your booking as cancelled by you.
We will hold the security deposit to be applied against the reasonable cleaning and/or replacement of the property furnishings, fixtures and fittings. We reserves the right to charge for repairs, losses or replacements necessitated by any act or omission of renter and or any of renter's party, guests and or visitors. If necessary, this may include an administration charge We will return the security deposit to you within 10 working days of the return of the keys to us, less any deductions in accordance with the conditions listed above and below.
3. If you cancel or amend your booking
If you need to cancel or amend your booking you must telephone us as soon as possible.
You will also be required to confirm your cancellation in writing. A cancellation will not take effect until we receive written confirmation from you.
Cancellations
3 months or more before stay date: 50% of deposit is refundable.
2 months before stay date: 25% of deposit is refundable.
1 month or less before stay date: 0% of deposit is refundable.
4. If we cancel or amend your booking
We would not expect to have to make any changes to your booking, but sometimes problems occur and we do have to make alterations or, very occasionally cancel bookings.
If this does happen, we will contact you as soon as is reasonably practical and inform you of the cancellation or the change to your booking and, if it is necessary to cancel your booking, we will refund the balance of any money you have paid us.
5. Your accommodation
Check-in time is between 14:00 and 117:00 week days and 10:00 and 14:00 Saturdays, Sundays and Public Holidays, if you fail to do so you may not be able to gain access to the Property.
If you fail to arrive by midday on the day after the arrival date and you do not advise the contact of your anticipated late arrival we will treat the booking as having been cancelled by you.
Check-out time is at 10:00 for low season bookings and 9:30 high season bookings
A late departure fee, calculated at 30% of the day tariff, will be charged for every half hour of late departure
Remember this is self-catering accommodation, no towels, black bags, soaps, wood, food or toiletries are include in the price. If you are cold blooded remember to bring extra blankets in the winter.
6. Your obligations
You agree to comply with the house rules and the regulations of the complex (if you are staying in a complex) and any other regulations reasonably made from time to time and ensure that they are observed by all members of your party.
There is a no tolerance policy for the violation of complex and house rules, contravention of the rules may result in a fine or you can be evicted from the premises.
House Rules:
Please consider your neighbors at all times, no loud music or noise or do anything that may be reasonably considered to cause a nuisance or annoyance to us or to any other occupier of adjoining or neighboring properties.
You agree to keep and leave the property and the furnishings, kitchen equipment, crockery, glasses and bedding clean and in good condition.
You undertakes to leave the accommodation clean and tidy. We reserves the right to charge for extra cleaning. Extraordinary cleaning requirements or demands will be at additional cost to you.
You will report any damages, losses or breakages as soon as they occur.
Smoking is prohibited in all units
Please do not move the furnisher around.
Please wash and put away the dishes before you leave.
Please put your garbage in black garbage bags (no boxes or shopping bags), please don’t leave garbage in the house.
Refuse removal is on Mondays
Please switch all lights off before you leave and close the blinds.
Please leave the fridge on.
Make sure all the windows and doors are closed and lock before you leave, remember to activate the alarm if there is an alarm.
Pet friendly houses – Only if the house is pet friendly
Even if an establishment is pet-friendly, you must communicate with us prior to your arrival
Owners must be in control of their pet(s) at all times, dogs must be kept on a leash
Pets are not allowed on the furniture!
Please bring your own dog beds and bedding, feeding bowls and toys to keep your pets entertained.
Clean up after your pet, even outside in the garden
An additional cleaning fee will apply if the animals was allowed on the furniture and in the beds
7. Complaints
Every effort has been made to ensure that you have an enjoyable and memorable holiday. If however, you have any cause for complaint it is important that remedial action is taken as soon as possible.
It is essential that you contact us if any problem arises so that it can be speedily resolved. It is often extremely difficult (and sometimes impossible) to resolve difficulties properly unless we are promptly notified. Discussion of any criticisms with us whilst you are in residence will usually enable shortcomings to be rectified straightaway.
You agree to allow us or any representative of ours access at any reasonable time during your stay for the purpose of essential repairs.
8. Liability
The owner of the Property doesn’t’ accept any responsibility and liability for any injury, harm, loss, damage or death whatsoever incurred to any person and/or to his/her property.
